Lilyford opens its first retirement development in the charming market town of Midhurst, 12 miles north of Chichester

Lilyford was formed in 2014 by Maurice Ormerod and Charley Law. Since then it has completed numerous projects in West Sussex.

In 2018 it shifted its focus to providing beautiful and inspirational downsizer homes for the over 60s and has just opened its flagship development Dundee House in Midhurst.

As Sussex residents Maurice and Charley understand the local area and are experienced in working within sensitive areas such as the South Downs National Park.

They also took time to find out what their older homebuyer wanted.

“We spent a significant amount of time meeting with our target market to truly understand what downsizers want from their properties, and kept a constantly open mind as to how to better address the issues surrounding housing for older people,” says Maurice.

“Our flagship development Dundee House in Midhurst is the result of this research, as we have made every effort to put into practice all that was learned from communicating with potential buyers.”

Dundee House embodies the Lilyford brand; a collection of homes designed to minimize maintenance, with meticulous attention to detail, situated in a vibrant market town.

“We were thrilled that the benefits of this development have also been recognized on a national level,” adds Maurice proudly. “We won an International Property Award for Residential Development in Sussex, and achieved a Bronze in the WhatHouse Awards in the Best Retirement Development category.”

“We are completely transparent about all charges surrounding buying, selling and inhabiting our apartments. Everything we do works towards creating fulfilling solutions for those who no longer wish to, or simply cannot, manage a larger family house.

“We provide an incredibly low-maintenance home, together with a fantastic community on the doorstep. Sales, design, build and finance are all handled in-house, resulting in exceptional care and support from a consistent, friendly member of the team throughout the buying process.

“This continues once you have settled into your apartment, and is aided by the House Manager who is on site Monday to Friday, and is the first point of call for any issues or queries that residents might have.”

Dundee House offers 16 one-and-two bedroom apartments, all featuring open-plan kitchen/living spaces.

The two-bed apartments all have two bathrooms, one of which is a shower room.

The building itself has been designed using three different styles.

This is to reflect the unique mixed-genre architecture of the town, using materials which blend into the surroundings, creating a beautiful building.

The interiors were subjected to the same attention to detail, with small touches designed to make a real difference to everyday life.

These include raised ovens and washing machines, a completely level, non-slip shower room, over-sized picture windows and simple non-digital heating controls.

Storage is included wherever possible, and all bedrooms feature built-in wardrobes. The shower rooms have tiled spa-style benches.

There are also discreet panic buttons in all bathrooms allowing peace of mind. Everything has been designed to inspire easy and confident independent living.

“We have crafted spaces which are, at once, light and airy, warm and comfortable,” Maurice explains.

Underfloor heating throughout keeps apartments cosy, and they are all pre-wired for super fast broadband, digital TV and SkyQ.

The communal living space has a lowered coffee bar.

Comfy sofas and armchairs make it the perfect place to relax with family and friends, read the paper by the fire, or use for events with other apartment owners.

There is a landscaped garden and car parking to the front of the building, and bike and buggy stores with electric charging points.

Midhurst town centre is within easy walking distance and has all the essential amenities, including plenty of independent shops, restaurants and cafes.

A strong local community with a wide variety of clubs, and sports including tennis, bowls, a local golf course and leisure centre are all on your doorstep.

Sainsbury’s is next door, so food shopping couldn’t be easier, and if you’re looking to explore the vibrant villages and towns surrounding Midhurst, there is a bus stop just across the road.

Prices for a one-bedroom apartment start at £295,000 and two-bed apartments cost from £462,500.
