The show home is now open at Orchard Yard, a new lifestyle community in the rural village of Wingham in Kent

Offering spacious two-and three-bed homes with an array of communal facilities and support services, Orchard Yard, designed for the over 55s, will provide stress-free living when it is completed in the spring.

The show home is now open to visitors for viewings by appointment.

It has been styled by Beckie Smith of Neptune, the Canterbury-based interior designer.

“We wanted the show home to reflect the lifestyle of today’s retirees,” she explains.

“It has a welcoming family feel with plenty of flexible space; room to entertain the grandchildren, and areas to accommodate homeowners’ passions and interests.

“I like to think that you can walk into the living room, or any room for that matter, and picture your antique dresser or kitchen table alongside what is already there.”

The ethos behind the design of the homes, and the estate as a whole, is about making later-life easy.

One of the homes being showcased on the estate is 12 Orchard Yard, a ‘Signac’ style three-bedroom house, which has views over the gardens to the spire of St Mary’s Church.

Living, dining and kitchen spaces flow naturally from one area to the next, complemented by a garden room, utility room and downstairs shower.

There is space for a large dining table for family gatherings, art projects and lap-top working, along with a generous floor area for grandchildren’s play time.

There are also smaller, more intimate areas to curl up in with a book or to enjoy a glass or two with friends.

The garden room opens directly onto a private terrace, a perfect place for quiet contemplation in the evening sun.

Upstairs the master suite has a large ensuite including a bath, a generous dressing room, and a balcony.

There is a guest bedroom and a third bedroom which could make the perfect study, or perhaps a bedroom for grandchildren.

The modern kitchen has been designed with a nod to the future, while providing convenience now – a combination oven set at waist height, an induction hob, an integrated dishwasher, and a full height fridge for items to be reached easily and effortlessly.

Outside, the wider landscaped grounds with their communal 12-seater oak table will be a pleasant place to chat with neighbours.

And the orchard, generous terraces, and pathways allow residents to enjoy nature and wildlife all year round.

Those green-fingered residents are also welcome to take one of the allotments.

The social hub of the estate is to be found at the private clubhouse in the centre of the development.

The multifunction space is fitted with a stretch studio, where visiting instructors can offer fitness and lifestyle sessions.

Owners are welcome to use the clubhouse for book club meetings, wine tasting and the simple pleasure of joining fellow homeowners for a coffee.
