Churchill Living has unveiled a bold new package of reforms to make reselling its homes simpler, cheaper, and fairer

Anyone trying to sell a home or buy another at the moment will know how tricky it is – while we wait for Rachel Reeves to unveil her budget of new taxes at the end of November.

So it is timely that Churchill Living has become the first major UK retirement living provider to permanently remove all exit fees, which are payable when an owner sells their retirement home.

Churchill has traditionally charged one per cent of the selling price but this has now been scrapped.

Its new package has been designed to support faster resales for both current and future owners and their families, and features additional support with property marketing, service charge deferral, and additional resources for Churchill’s in-house resales and subletting team.

“By removing exit fees, deferring service charges during resale and helping improve the ongoing value of a property, we’re tackling challenges being voiced about the sector head on,” declared Spencer McCarthy, Chairman and CEO.

“This raft of major changes will be transformative for the industry.

“People will pay for the property they live in and the services in place just like any other property.

“Life with Churchill is about independence, security, and peace of mind – not only for our owners, but for their families too.

“Our commitment remains to provide quality, independent living for the over-60s where people can live safely and socially as their needs change.”

The new measures from Churchill Living, effective immediately for current and future owners, include:

Permanent removal of all exit fees

Owners and their families will no longer pay any exit fee on the sale or subletting of a Churchill Living home.

Up to 12-month service-charge deferral during resale process

Owners who market their unoccupied property exclusively through Churchill Sales & Lettings, Churchill’s in-house resales and lettings team, can defer service-charge payments for up to 12 months: charges can be settled on completion at a low 2 per cent interest rate.

Expanded ‘refresh and refurbish’ staging service

Churchill will widen its no-profit home-staging offer, which covers basic cleaning to light redecoration to kitchen/bathroom upgrades, to help owners and their families achieve the best possible price.

To support these initiatives, Churchill Sales & Lettings has also recruited additional experienced specialists in retirement-property marketing, letting and sales.

The strengthened team has access to a substantial database of people looking for a retirement property, so are better placed than non-specialist estate agents to resell properties for higher prices more quickly.
