The Fair Exchange programme, launched by retirement developer Renaissance Villages, is the first national initiative of its kind to help downsizers sell their home at market value so they can move quickly and easily into their next.

Renaissance Villages will exchange properties with the buyer and cover the initial purchasing costs of the new property, reducing any wait time in the sales process. Any balance is returned when both sales are complete. The scheme also allows clients to upsize or downsize in price.

William Parry, Renaissance Villages Asset Management Executive, comments: “This will be the first scheme to ensure the property is sold at the market rate. Many other schemes offer part-exchange at around 80 per cent or less of the market value. Currently, we find that it takes an average of four to five months for our customers to move from reservation to completion.

“With the introduction of our new Fair Exchange Programme, this process will be reduced to as little as one month. This will greatly reduce the stress involved with the relocation process, in addition to ensuring that our customers are receiving the market value for their home.”

Savills Asset Management will manage the sale, working with local agents and handling the process on behalf of the client. Even so, buyers should do their due diligence in get their property valued by local agents and check their lawyers rubber stamp contracts relating to the exchange.
